Green roofs deliver real environmental benefits. They also create one of the most difficult leak detection problems in commercial roofing. Once the membrane is buried under drainage, substrate and vegetation, the techniques that work on bare roofs don’t.
The green roof problem
You cannot see the membrane. You cannot reach it without lifting metres of substrate and planting. Standard visual inspection produces nothing. The leak shows somewhere on the underside of the slab — and that somewhere is almost never directly above the breach.
Why green roofs leak
- Root penetration, even where a root barrier is specified
- Concealed mechanical damage during installation — foot traffic during landscaping, dropped tools, aggregate point loads
- Complex leak paths — water tracks laterally through the drainage layer before finding a route down
The damage is often inflicted before the planting is in. By the time the leak is visible, the building is occupied and the contractor has demobilised.
Electronic leak detection on green roofs
Standard electronic leak detection requires direct membrane access. On a green roof, that is gone the moment substrate is loaded.
Two things change the picture. Pre-handover electronic integrity testing — done on the bare membrane before overburden — is now expected by NHBC, Premier Guarantee and LABC on buried-membrane roofs. And buried leak location, using electrical field mapping with our Dutch partner Texplor, locates breaches without lifting overburden at all.
Permanent sensor monitoring: the long-term solution
The best protection is to install moisture sensors beneath the membrane during construction. The sensors detect and locate moisture ingress for the life of the building, with alerts pushed into the BMS or to a monitoring portal. What to do if your green roof is leaking
- Map every visible point of ingress on the building interior against the roof plan
- Note the weather dependency — does it leak only during rain, or hours afterwards?
- Do not assume the leak is directly above the ingress point. It almost certainly isn’t.
- Engage an independent specialist before commissioning remedial work. The wrong opening-up is expensive and creates new failure points.
